HVAC Tidbits

How often do you think about your HVAC equipment? If you are like most Americans, the answer is “when it breaks”.

Here is a quick usable lifetime table for you, the data below are an average and should only be used as a guideline. With proper maintenance units can last longer.

Equipment  Lifespan

Furnace  15-20 Years

Heat Pump  15-16 Years

Ac Unit  10-15 Years

Boiler  10-15 Years

To keep your HVAC systems working properly they should be inspected and cleaned before each cooling and heating season. By changing filters and making sure everything is working properly these systems can last far beyond their usable life saving you money.

Common issues with HVAC equipment we see on inspections are

·        Dirty Filters

·        Insufficient intake air

·        Broken components

·        Personal items stored in equipment room

·        Dirty or broken fins

·        Ignition or pilot problems

·        Frequent cycling

·        Leaking

The above are common maintenance items that can be prevented by having your HVAC equipment inspected before the start of each heating and cooling season. Changing the air filter once a month is a great start to regular maintenance of your HVAC equipment.

Some of the safety hazards we look for are

·        Cracked heat exchangers

·        Broken gas regulators

·        Gas leaks

·        Backdraft

·       Vent pipes incorrectly installed or damaged
